Energy Performance Certificate (EPC):
To initiate the marketing process, it is necessary for you to furnish us with an Energy Performance Certificate (EPC) for your property. If you don't have a current certificate, we can arrange for an assessment to be conducted and subsequently issue the required certificate. Please feel free to request a quote for this service.
An EPC provides crucial information regarding a property's energy usage, estimated energy costs, and offers recommendations for reducing energy consumption and saving costs. In England, a minimum EPC rating of E is legally mandated for rental properties.
Marketing:
Apart from showcasing your property on our exceptional website, we ensure its listing on prominent portals such as Rightmove and Zoopla. Furthermore, we feature your property across our influential social media accounts and prominently display it in our window exhibit. Additionally, we inform our extensive database of registered tenants actively seeking properties similar to yours. Our eye-catching boards often generate substantial interest in a property, making a physical sign highly recommended.
Prospective Tenants:
Upon identifying a suitable tenant who aligns with your property's requirements, we will present them to you for approval before proceeding with tenant referencing and checks. If you choose to proceed, we will collect a holding deposit equal to one week's rent from the tenant, progressing to the next stage.
Tenant Checks:
While there is considerable demand for rental properties, finding a tenant who is well-suited for your specific property can significantly impact its proper maintenance, timely rent payments, and overall care. Thus, when we identify a potential tenant, we conduct meticulous referencing checks, encompassing credit checks, employer references, affordability assessments, proof of address and identity, previous landlord references, mandatory right-to-rent checks, and guarantor checks.
Anti-Money Laundering:
We may also conduct anti-money laundering checks on tenants which are a straightforward process to ensure compliance.
Assured Shorthold Tenancy Agreements (ASTs):
The majority of tenancy agreements are in the form of Assured Shorthold Tenancy (AST) agreements, which we are well-versed in preparing. Providing your tenant with a tenancy agreement is legally mandated and offers crucial protection for both you and your tenant.
Security Deposits:
A security deposit must not exceed the equivalent of five weeks' rent. It is mandatory to register deposits with a government-endorsed Tenant Deposit Scheme within 30 days of the tenancy commencement. In most cases, we collect deposits on behalf of landlords and register them with our Deposit Protection Scheme (DPS).
Inventory and Check-In:
To mitigate disputes and potential issues during or at the end of a tenancy, it is advisable to utilize an inventory at the check-in stage. This comprehensive document lists all items within the property, including their condition and any existing marks, scratches, or damages. By utilising this inventory as a reference at the end of the tenancy, the likelihood of deposit disputes is significantly reduced. We can facilitate the creation of an inventory and ensure thorough check-in procedures are carried out.
Rent Collection:
Collecting rent every month can be time consuming and feel slightly awkward, especially if chasing is required. That's why almost all of our landlords leave this to us, as they know they will recieve their rent on schedule and we will chase any missed or late payments promptly.
Client Money Protection:
When we collect rent or chargeable fees from tenants on your behalf, you can be confident that your money is fully protected with our propertymark CMP scheme membership.
Repairs and Maintenance Contracts:
With a fully managed contract, we can take care of everything from organising scheduled maintenance, gas boilers servicing and compliance, emergency repairs and more. Because a well maintained rental property creates a long and successful tenancy with fewer rental voids and issues.
