In Compliance with the Consumer Protection from Unfair Trading Regulations Property Hub Limited must disclose to clients (sellers, buyers, landlord & tenant(s)) the receipt of fees we receive, including referral fees, within the Estate Agency sector.
As well as a vendor’s obligation to pay our commission or fees we may also receive a commission, payment, fee, or other reward or other benefit (known as a Referral Fee) from ancillary service providers for recommending their services to our clients. These referral fees also apply to buyers.
Property Hub Limited refer business to both internal and external companies, a full disclosure is set out below;
REFERRAL SERVICE PROVIDERS:
Financial Services
We recommend sellers and/or potential buyers use the service of Mortgage Advisors that we have partnered with, such as: Mortgage Genius, Clever Financial Services, Modern Finance Solutions, and we may earn from £100 to £500 per successful outcome of referral.
Conveyancing
We (Property Hub Limited) recommend sellers and/or potential buyers use the services of different solicitors. We receive referral commission per legal completion when a client instructs one of our recommended solicitors to handle the conveyancing process on their behalf. This is included within the solicitors quote prior to instruction and is not added to the solicitor’s fees. The same conveyancing cost (or more) would be charged should a client go directly to either of our recommended solicitors.
Should you decide to use the services of any solicitors for any case or work, the solicitors recommended to you by us (Property Hub), than we would expect to receive a referral fee of £100 to £400 per legal completion for recommending them to you.
Surveys
We recommend sellers and/or potential buyers use the services of Houze Check Surveyors or other independent surveyor based on case to case. Should you decide to use the services of these surveyors you should know that we would expect to receive a £ 40.00 to £ 350 referral fee for recommending them to you and depends of the paid fees.
Energy Performance Certificates / CP12 (Gas Safety Certificate / EICR (Electric Safety Certificate)
We recommend sellers, landlord and/or potential buyers use the services of supplier who can help them with Energy Performance Certificates, Gas Safety Certificate, Electric Installation Condition Report, Legionella Checks, PAT Test and Check-in/out inventories services. Should you decide to use these services from the supplier / assessor / engineer we like to clarify that we would expect to receive from £10 to £150 referral fee for each Certificate or Services conducted for recommending them to you.
You are under no obligation to use the services of any of the recommended providers, though should you accept our recommendation the provider is expected to pay us the corresponding Referral Fee. Should you decline to use one of recommended partners, this will not affect our services to you
The Referral Fee is separate from your obligation to pay our own fees or commission.
