5) Making of AST (Assured Shorthold Tenancy Agreement) where it is applicable or we do have particular agreement according landlord’s demand.
6) We can organize Corgi Gas safety certificate and Electric Certificate from approved provider on competitive rates and making sure for renewal keep health and safety in mind for tenant and landlord.
7) We also arrange landlord’s visit on property in start of tenancy for their satisfaction and concern.
8) Collection of rent on time.
9) Available 24 X 7 on call if an emergency or maintenance or repair required and we arrange professional person to shot out problem on priority basis.
10) Advising on deposit deduction if is applicable.
11) We make sure that tenant deposit to be deposited in DPS ( Deposit protection service)
12) Transfer all utility bills like (Gas, Electricity and water) & council tax with reading on new tenant’s name and making sure all bill should be clear and paid by previous tenant.
13) We make sure tenant should not vacant property in between tenancies valid and give full report when renewing agreement with existing tenant.
14) We confirm with landlord before putting sign board of company, out side the property for marketing purpose.
15) We help landlord if they want to give legal notice to tenant or when any similar help required during the tenancy.
16) We make full inventory report of property before handover your property in tenant’s hand and take their signature for verification also we take photos with a professional camera.
